What is the asset selection process ?
Definite sets foot on every asset & thoroughly sanitize each deal using proprietary due diligence principles & conservative financial models. Definite uses big data analytics, predictive algorithms and strict financial modeling to identify CRE. After all the selection criteria are met, DEFINITE lists the opportunity to other fractional owners in order for them to participate. This process minimizes risk exposure of the investment and optimizes the returns by providing fractional owners benefit from a regular rental yield as well as from capital appreciation.
Can I create a portfolio of multiple assets with Definite?

Are the returns Guaranteed?
Definite does not guarantee any returns. All listed offerings are acquired using proprietary due diligence principles & conservative financial models. All assets are already acquired and stabilized(rent yielding) properties. Accordingly the yield generated from the investment is predictable and probable, but if the property is vacated and DEFINITE is unable to find a new tenant in the notice period, the rental will not be payable to the fractional owners for the vacant period. Real estate has its inherent risks and such vacancy risks exists in all real estate investments due to the nature of the underlying asset.
What are the reporting standards and disclosures?
Definite provides vigilant asset management through the lifetime of each investment you make. At Definite using DEFINITE DASHBOARD you get access to transparent reporting, investor services dedicated to you alongwith constant focus on protecting your principal and maximizing your returns.
Definite provides each investor access to a customized Dashboard to access all agreements, tenancy details, title report, due diligence report, valuation reports, audit reports and any other relevant documents. What documents will I need to sign and will I be required to be physically present for signing?
DEFINITE is a tech enabled platform, all documents, agreements, KYC and on boarding process is completed via the online platform using Dashboard. There is no requirement to be physically present, the investment can be made from the comfort of your own home. If some documents require wet ink as per law, the same will be promptly delivered to you via secure mail. We are also available to meet any interested investor at any of our office locations.
What is the investment structure ? How and what will I own as a fractional owner of a property?
Each property will be acquired in an independent asset SPV. The asset SPV will be used to finance, manage and own the underlying property. Fractional investors will own proportional shareholding of the asset SPV that will represent their investment and fractional ownership of the property.
Where and What are the KYC documents required by DEFINITE?
Go to Documents section on your Dashboard profile, DEFINITE requires copies of the following documents:
- Proof of Address (Aadhar Card, Passport or License)
- Proof of Identity (Aadhar Card, Passport or License)
- PAN card
- Cancelled cheque leaf with name printed.
- DEMAT account number.
What are my options to sell my fractional ownership?
Definite provides multiple liquidity options for the fractional owners:
- DEFINITE Secondary Market : Definite has an actively managed secondary market to facilitate secondary sales.
- Private Sale: Fractional owners can sell their ownership to anybody privately.
- Final asset exit: Fractional owners will receive the proportional share of the exit price, which may include capital appreciation.
How are the rentals distributed to the fractional owners?
Rental repayments are distributed proportionately to each fraction owner upon receiving the rental from the tenant of the asset. Most tenants pay rental on a monthly basis or quarterly basis.
What is the minimum investment amount for an offering?
The cost of minimum investment amount vary from offering to offering. Please visit the specific property page for more details regarding minimum investment amount for a given offering.
Can I physically visit the property before making an investment ?
Yes. For every opportunity we organize single property tours as part of our Pre-Investment brief. However, indoor tour of the property is subject to consent/availability of the existing tenant. Only those investors who have completed successfully KYC verification can visit.
How will I be taxed on my rental return ?
DEFINITE manages all tax deductions at the SPV level. Any yield received by fractional owners from the SPV will be post-tax, post-fee and post-expenses.
